UK Property Market Week 27: More Choice, Steady Sales and No Room for Fantasy Pricing
Week 27 shows a UK property market that is still moving, but one where sellers face serious competition for buyer attention.
 
A total of 23,554 homes sold STC last week, below the 10-year Week 27 average of 25.4k. Meanwhile, 34,708 new properties came to the market, broadly in line with the decade average of 34.6k.
 
That weekly gap continues to push supply higher. There are now 760,117 UK homes for sale, compared with 758,000 twelve months ago and 637,000 three years ago. Buyers have around 123,000 more homes to choose from than they did in 2023.
 
So far in 2026, 667,482 homes have sold STC. That is 0.2% ahead of the same point in 2024 and above the 10-year Week 27 average of 657k.
 
However, the pricing battle remains obvious. During the last month, 14.3% of homes on the market reduced their asking price, while 13.8% secured a sale. More sellers reduced than sold.
 
There have now been 1,001,904 homes listed for sale this year, well ahead of the 10-year Week 27 average of 892k. That extra competition means buyers can afford to be fussy.
The average home sold STC last week at £373k, compared with the year-to-date average of £363k. The average agreed price per square foot was £349, almost identical to the year-to-date average of £348.
 
Only 50.9% of the homes that recently left estate agents’ books went on to sell and complete. The remaining 49.1% left the market unsold.
The message for sellers is blunt. The market is active, but simply putting a home on Rightmove does not guarantee a sale. With stock high and buyers spoilt for choice, the homes offering the strongest combination of price, presentation and marketing are winning.
 
Launching too high does not test the market. It tests the buyer’s (and the market’s) patience.
